Pricing
How much does a website cost in Northern Virginia?
Real 2026 numbers for small-business websites in Loudoun County and the wider DC metro — what drives the price up, what you can skip, and where agencies quietly pad the invoice.
Ask five agencies in Loudoun County what a website costs and you will get five answers between $500 and $25,000. That is not because anyone is lying. It is because "a website" describes a business card and a booking platform equally well, and almost nobody explains which one they are quoting for.
Here is what the market actually looks like in 2026, and what changes the number.
The honest price bands
| What you get | Typical range | Who it suits |
|---|---|---|
| DIY builder (Wix, Squarespace) | $0–$400 + $20–$45/mo | Pre-revenue, testing an idea |
| Freelancer, template-based | $500–$1,500 | Simple brochure sites, low complexity |
| Small studio, custom design | $1,500–$5,000 | Most established local businesses |
| E-commerce build | $2,000–$10,000 | Retailers with real catalogues |
| Full-service agency | $8,000–$30,000+ | Multi-location, regulated, or enterprise |
Most Loudoun County service businesses — contractors, clinics, law firms, studios — land in the third row. Our own packages start at $599 for a five-page site and $1,199 for a twelve-page build, which is deliberately at the bottom of that band.
What actually drives the price
Four things move the number more than anything else.
- Page count. Not linearly — the first five pages carry the design cost, and pages six through twenty are much cheaper per page because the system already exists.
- Custom design versus template. A designed site costs more up front and is the single biggest driver of whether visitors trust you in the first three seconds.
- Functionality. A contact form is free. Booking, payments, member logins, inventory sync and CRM integration each add real engineering hours.
- Content. If you supply finished copy and photography, you save money. If the agency writes it, budget $150–$400 per page.
The question to ask any quote: "What is the fixed price, and what specifically would make it go up?" A studio that can answer that in one sentence has scoped your project. One that cannot is guessing, and you will find out in month two.
The costs people forget
The build is not the whole bill. Budget for these separately, and insist they are in your own name rather than the agency's:
- Domain — $12–$20 a year
- Hosting — $10–$30 a month for a typical small-business site
- SSL certificate — free with any competent host in 2026; if someone charges you for it, ask why
- Premium plugins or themes — $0–$300 a year depending on platform
- Maintenance — $50–$200 a month for updates, backups and security, or you do it yourself
Where quotes get padded
Three line items are worth challenging every time.
"SEO setup" as a four-figure add-on. Basic on-page SEO — title tags, headings, a sitemap, schema markup, image compression — is part of building a site properly. It should be included. Ongoing SEO work is a separate, legitimate service; the setup is not.
Per-page charges on a template. If the design is templated, page fifteen costs almost nothing to produce. Charging $250 a page for a duplicated layout is margin, not work.
Hosting markup. Some agencies resell $8 hosting at $80 a month and hold the account, which also means holding your site hostage. Ask to own the account.
What a fair quote looks like
A quote you can trust has a fixed total, a named page list, a delivery date, a stated number of revision rounds, and an explicit line saying you own the code and accounts on final payment. Anything vaguer than that is a starting position, not a price.
If you want a number for your own project, our pricing page has an estimator that gives you a range in about thirty seconds, and we quote fixed prices in writing before any work starts.
